Terms for inventories and inspections

These terms summarise how Veristead accepts and completes bookings. The final service, price, appointment and access arrangements are confirmed by email before work begins.

Quotes and payment

Website prices are starting prices for standard unfurnished properties. The confirmed fee may vary for furnished properties, additional rooms, HMOs, parking or congestion charges, unusual access requirements or urgent appointments. Payment terms will be stated in the booking confirmation.

Appointments and access

The client must provide accurate property details, safe and lawful access, working keys and any relevant existing report before the appointment. Waiting time, an aborted visit or a return visit caused by unavailable or unsuitable access may be chargeable.

Cancellations

Please give as much notice as possible if an appointment changes. A cancellation fee may apply to late cancellations or missed appointments where time and travel have already been committed; any applicable fee will be explained when the booking is confirmed.

Reports and turnaround

Completed reports are normally issued within 24 hours of the inspection. If exceptional circumstances could delay delivery, Veristead will contact the client promptly. Clients should raise factual corrections as soon as possible after receiving the report.

Scope of inspection

Reports record visible condition and cleanliness at the time of inspection. They are not structural surveys, valuations, electrical or gas safety inspections, or legal advice. Services and appliances are not tested unless the report expressly says otherwise. Concealed, inaccessible or unsafe areas are excluded.

Evidence and responsibility

Reports are prepared impartially from observations and photographs available at the appointment. The client remains responsible for tenancy, safety and compliance decisions and for supplying the correct documents when a comparison report is required.
